Florida law (SB 4-D) requires condominium and cooperative buildings three stories or taller to pass a structural milestone inspection at 30 years old — 25 in some coastal areas — and every 10 years after that. If the first phase finds structural deterioration, a phase-two inspection defines the repairs the association must make.
